Warehouse-to-office or warehouse-to-retail conversions are increasingly common in Florida's commercial real estate market. They can absolutely be the right choice — if you go in with a clear understanding of what the conversion requires.
The Change of Occupancy — The Starting Point
A warehouse carries a Storage (S) or Factory (F) occupancy classification under Florida's building code. Office space is Business (B) occupancy. Retail is Mercantile (M) occupancy. The change of occupancy permit triggers a full review against the requirements of the new occupancy classification. Items that met the standard for warehouse use may not meet the standard for office or retail use.
What Typically Needs to Change
Means of egress. A warehouse may have large roll-up doors that served as exits. Office or retail occupancy requires code-compliant exit doors with proper hardware, exit signage, emergency lighting, and egress path calculations based on occupancy load.
Plumbing (restrooms). Florida's plumbing code requires a minimum number of fixtures based on occupancy type and occupant load. A warehouse restroom for warehouse workers won't be enough for an office of 50 people — and all restrooms must be accessible.
HVAC. Warehouse HVAC is typically industrial. A full HVAC system for conditioned office or retail space is almost always required.
Fire protection. The existing warehouse sprinkler system was designed for storage — coverage patterns and head spacing for office and retail occupancy differ. Reconfiguration is typically required.
Electrical. Warehouse electrical is minimal. Office or retail space requires full lighting design, data and telecom infrastructure, sufficient outlets for occupancy load, and often significant service upgrades.
Insulation. A warehouse has minimal insulation. Conditioned office or retail space must meet Florida's energy code.

Total from decision to occupancy: 9-15 months is realistic. Plan accordingly before committing to lease terms or move-in dates.
Is It Worth It?
For the right project, yes. The advantages: flexible open floor plates, higher ceiling heights, better parking ratios, locations in expanding urban-adjacent industrial areas, and a unique aesthetic that high-demand tenants prefer.
