After-the-fact (ATF) permits are how you make that work legal without tearing it down. MKC manages the full ATF process: assessing existing conditions, coordinating engineering documentation when required, applying for the permit, and handling any corrective work needed to pass inspection.

After-the-Fact Permits FAQs

An after-the-fact permit (ATF permit) is a building permit obtained for work that was already completed without going through the normal permit-and-inspection process. The county inspects the existing work, requires any corrections needed to meet current code, and then issues final approval — making the work legal and closing the permit on the property record.

Most types of unpermitted construction can be addressed through the ATF process — additions, garage conversions, pools, enclosures, electrical upgrades, plumbing changes, HVAC replacements, structural modifications, and more. The key variables are whether the work meets current code and what documentation the county requires.

The inspector will note what needs to be corrected before the permit can close. MKC handles that corrective work. In some cases the correction is straightforward. In others — especially structural work — it may require engineering documentation from our Engineer of Record (EOR). Either way, we give you a realistic picture of what it takes before we start.

It depends on the scope of the work, the county, and whether corrections are needed. Simple cases can close in two to four weeks. More complex projects — structural work, multi-trade issues, or significant corrections — can take longer. We'll give you a realistic timeline estimate upfront.
