After-the-Fact Compliance Letter — Missed Inspection

An electrician who had done his own work on a four-story personal residence had missed required inspections. Our PE inspected all relevant systems and issued a compliance letter that allowed the permit to close.

If work was done on your property without a permit — an addition, a structural modification, plumbing, electrical — the city or county can require it to be demolished before they'll permit anything else. An after-the-fact affidavit is how you avoid that. Our PE inspects the existing work, produces as-built drawings, and signs and seals a document certifying it meets current code. That document allows the work to be permitted retroactively — no demolition required.

A licensed private provider is a PE who is authorized by the state to conduct inspections in place of the city or county inspector. The legal standing is identical — the same inspections, the same sign-off authority. The difference is scheduling flexibility. City inspectors work on the city's timeline. Our PE works on yours.

Buyers' lenders and title companies often won't close on a property with open permits or unpermitted improvements. Our PE can assess the work, certify compliance, and produce the documentation needed to close out the permit so the sale can proceed. We've done this many times.

Yes. We assess existing conditions regardless of who installed them. If the work meets current code, our PE certifies it. If it doesn't, we'll tell you what it would take to bring it into compliance.

Florida requires a licensed threshold inspector for buildings three stories or taller. The threshold inspector certifies that structural elements — concrete, reinforcement, connections — were built according to the approved plans. Our PE is authorized to serve as the threshold inspector of record.
